Over 1,000 Apartments in Da Nang Approved for Sale to Foreign Buyers

 In recent years, the demand for home ownership in Vietnam among foreign buyers has been steadily increasing. With a rapidly growing economy, open-door policies attracting investment, and a highly appealing real estate market, Vietnam has become an ideal destination for many international professionals, entrepreneurs, and investors. Major cities such as Hanoi, Ho Chi Minh City, and Da Nang have witnessed a surge in interest from foreign buyers due to their strategic locations, modern infrastructure, and high investment potential.

Owning property in Vietnam not only fulfills the residential needs of foreigners but also facilitates long-term business and investment activities. Recognizing this trend, the government has introduced policy adjustments allowing foreign individuals and organizations to purchase commercial housing in Vietnam while implementing specific regulations to ensure transparency and compliance. In this context, Da Nang—one of Vietnam’s most livable cities—has seen several residential projects approved for foreign ownership, creating significant opportunities for both buyers and developers.

List of Approved Projects for Foreign Buyers

On February 22, the Da Nang Department of Construction announced the list of commercial housing projects where foreign individuals and organizations are permitted to own properties.

Two approved projects include Capital Square 2, developed by Mega Assets Co., Ltd., and Capital Square 3, developed by SIH Real Estate Co., Ltd., both located in An Hai Bac Ward, Son Tra District, Da Nang.

At Capital Square 2, the total number of apartments is 1,681, with 502 units available for foreign ownership. Meanwhile, Capital Square 3 comprises 1,710 apartments, of which 512 units are designated for foreign buyers.

Regulations on Foreign Ownership of Housing

The Department of Construction emphasizes that all real estate business activities—including both existing and future residential properties—must fully comply with the Law on Real Estate Business. The right of foreign individuals and organizations to own housing in Vietnam is governed by the Law on Housing and requires proper documentation to meet eligibility conditions as outlined in Decree 96.

Additionally, the Department of Construction has issued the following requirements for developers and buyers:

If a project is located in an area deemed critical to national defense and security according to notifications from the Ministry of National Defense or the Ministry of Public Security, the developer is prohibited from leasing or selling housing to foreign individuals or organizations. Furthermore, any existing lease or sale contracts must be canceled or terminated, and the developer is responsible for handling any related contractual issues.

Developers are required to provide complete legal information about the project and the properties available for sale before signing any contracts with buyers. They must also ensure that all real estate business activities strictly adhere to the relevant regulations.
