Bình Dương Prepares to Auction a Series of Large-Scale Urban Projects

Numerous Urban Projects Set for Bidding

This year, Bình Dương province will conduct auctions for a series of urban projects covering a total area of over 580 hectares, primarily in Bến Cát City and Dĩ An City. This marks a significant step in the province’s urban development plan, addressing the growing demand for housing in the key economic region of southern Vietnam.

According to a newly approved resolution by the Bình Dương People's Council, the list of investment projects to be auctioned this year includes three major urban areas. These projects will be put up for bidding within 180 days from the announcement date.

Major Urban Projects in Bến Cát City:

  1. Tây An Tây Urban Area: Located in An Tây Ward and Phú An Commune, this project spans 268 hectares. It is expected to become a modern urban area, meeting housing demands and enhancing urban infrastructure in the region.

  2. Urban Area North of Ring Road 4: Covering 284 hectares in An Tây Ward, this project is strategically located near a key transportation route and is anticipated to become a new economic and residential hub in Bến Cát.

Key Urban Project in Dĩ An City:

  • Tân Bình New Urban Area: Located in Tân Bình Ward, this project covers nearly 33 hectares. It is considered one of the crucial new urban areas in Dĩ An, contributing to urban expansion and meeting the local housing demand.

Additional Important Educational Projects

In addition to urban projects, Bình Dương’s auction list this year includes two significant educational projects:

  1. Kindergarten in Lai Uyên Town, Bàu Bàng District: Covering an area of over 4,000 square meters, this project aims to meet the educational needs of children in the region.

  2. Phase 1 of the Education and Training Complex in Tân Uyên City: Spanning 8.4 hectares, this project is expected to become a high-quality training center, supporting education and workforce development in the province.

An Tây General Port – Another Key Project

Alongside urban and educational projects, Bến Cát City is also set to auction the An Tây General Port project. Covering 100 hectares, this port is expected to boost logistics activities, facilitate trade, and contribute to regional economic growth.

Bình Dương – A New Urban Development Hub in Southern Vietnam

As one of the fastest-growing economic provinces in the country, Bình Dương faces a significant demand for urban development and housing. Areas such as Thủ Dầu Một, Dĩ An, Thuận An, Bến Cát, and Tân Uyên are undergoing rapid infrastructure expansion and upgrades.

Housing Development Plan for 2021-2025

Bình Dương plans to construct nearly 11,000 housing units with a total floor area of over 25 million square meters, including:

  • Commercial housing: Approximately 65%, equivalent to over 16 million square meters of floor space.
  • Social and resettlement housing: Around 11%.
  • Privately built houses: The remaining portion.

These figures highlight the substantial urban development demand in Bình Dương, especially as the province continues to attract significant domestic and international investments.

Bình Dương’s Real Estate Potential

With its proximity to Ho Chi Minh City, continuously improving transportation infrastructure, and rapid urbanization, Bình Dương is becoming a prime destination for real estate investors.

The newly planned urban areas will not only expand living spaces but also serve as economic and social development catalysts. Once these projects become operational, Bình Dương’s real estate market is expected to experience significant growth, particularly in the commercial housing and modern urban sectors.

Moreover, the transparent public bidding process for large-scale projects ensures fair competition, attracting capable investors and enhancing the quality of local urban infrastructure and services.

Conclusion

2025 is set to be a pivotal year for Bình Dương as the province intensifies efforts to auction and implement a series of large-scale urban, educational, and logistics projects. These initiatives will not only help meet housing demands but also drive sustainable economic and social development in the region.

With well-planned urban expansion, investor-friendly policies, and rapid urbanization, Bình Dương continues to establish itself as a new development hub in southern Vietnam.

Property Sales Tax May Be Applied Based on Ownership Duration

Property Sales Tax May Be Applied Based on Ownership Duration The Ministry of Finance has proposed applying personal income tax on real estate transactions based on ownership duration to curb speculation, similar to policies in some countries. This information was included in the proposal to develop a revised Personal Income Tax Law. Currently, Vietnam’s personal income tax policy does not differentiate based on how long a property is held before resale. Taxable income from property transactions is determined by the transfer price on each transaction, with a flat 2% tax rate. However, according to the Ministry of Finance, several countries have used tax measures to increase the cost of speculative activities and reduce their appeal, including personal income tax. Some countries impose taxes based on profits from real estate transactions, factoring in transaction frequency and holding period. Specifically, the shorter the ownership period, the higher the tax rate. For example, in ...
