In Ho Chi Minh City, the Lancaster Lincoln project on Nguyen Tat Thanh Street has been allowed to resume sales of nearly 400 apartments after being entangled in legal issues for almost a decade. Dai Quang Minh, a company under THACO, proposed studying and preparing plans for three transit-oriented urban development areas, including a site of more than 246 hectares around Thu Thiem Station. The former Binh Chanh District Hospital site, covering more than 1.4 hectares, is also expected to be auctioned this year and is planned for low-rise housing.

In Hanoi, two residential and multifunctional urban areas in Linh Nam Ward are expected to provide 56,216 apartments and be completed between late 2029 and 2030. Hanoi has also allocated more than one hectare of land in the new South Linh Dam urban area to IFT Company to develop housing for police officers. Meanwhile, Sun Group has topped out 15 Park Residence apartment towers at Sun Urban City, targeting the handover of the first apartments from the first quarter of 2027.
In the rental and housing affordability segment, room prices near major universities in Ho Chi Minh City have risen 10-20% year on year, while rooms priced below VND3 million are increasingly difficult to find. In the United States, a household needs annual income of USD109,796 to purchase a mid-priced home, more than USD22,000 above its average income, according to Redfin. Some lawmakers have proposed clearly defining the lifespan of apartment buildings to help reduce prices of older apartments, while others called for a land price database based on actual transactions to prevent a return to administrative pricing. Another notable proposal seeks to legally ban real estate advertisements that exaggerate or misrepresent projects before they are sold to customers.
