Vietnam’s real estate market recorded notable developments in Hanoi, Ho Chi Minh City, Bac Ninh and Hue. In Hanoi, more than 3.4 hectares of land in Dong Anh Commune were allocated to Thai Nam Land to develop housing for police officers and personnel. In Bac Ninh, a Vingroup consortium received the first land allocation of more than 100 hectares for a new urban area in the northwest, with total investment exceeding VND 41,000 billion. Meanwhile, new supply in western Ho Chi Minh City is expected to gain momentum as infrastructure investment continues and demand for upgraded housing rises, although choices in the market remain limited. Experts also said that Ho Chi Minh City needs to reduce urban costs, as high housing prices, congestion and expensive logistics are eroding the city’s concentration advantages.
Land auctions remain a key focus. Ho Chi Minh City is preparing to auction eight medium and small land plots in the wards of Cho Lon, Phu Lam, Binh Thoi, Minh Phung and Tan Binh, with estimated starting prices ranging from VND 4.4 billion to more than VND 80 billion. In Hue, 36 plots covering about 5,800 square meters at the An Van Duong New Urban Residential Area will be auctioned with a combined starting price of more than VND 116.1 billion. The city also plans to auction more than 10,600 square meters of land along the Huong River at plots 22-24 and 26-30A Le Loi Street, with a starting price of nearly VND 517 billion. Following the administrative restructuring, several former offices and schools in Thuan An and Phu Xuan wards are being leased to generate additional budget revenue. In contrast, inspectors identified multiple violations in projects in Dong Nai City, including investor selection without bidding, land allocation without auction and one project that has remained unfinished after 22 years.
In urban development and commercial property, Nam Long highlighted a planning approach based on real demand, aiming to create homes that can grow with their owners over a 50-year vision. Van Phuc City is expected to benefit from plans to expand National Highway 13 and from connection options under study, including Metro Line 3B and the Hang Xanh, Binh Trieu TOD. In Da Nang, 150 podium shophouses at the Spana Tower, Cora Tower and S-Light Tower projects are being presented with advantages in supply, design, customer flows, legal status and local infrastructure. Alora Nha Trang has also been launched at Libera Nha Trang, with more than 90% of apartments offering open or sea views. Other developments attracting attention include a proposal for separate certificates for spiritual real estate, an incentive program for Monrei Saigon buyers, Lancaster Lincoln’s approval to resume sales of nearly 400 apartments after almost a decade of legal obstacles, and the continuing real estate crisis in China.
