Daily Real Estate Briefing: Vingroup Receives Over 100 Hectares as Major Land Auctions Approach

The domestic real estate market recorded several notable developments in major urban areas. In Bac Ninh, a Vingroup consortium was allocated more than 100 hectares of land in the first phase to develop a new urban area in the northwest, with total investment exceeding VND 41 trillion. In Da Nang, the polycentric economic model is expected to create additional room for housing and workplace development, while the city has approved the investment policy for a concentrated social housing project in Ngu Hanh Son Ward with more than 3,000 units and total capital of nearly VND 4.2 trillion. In southern Da Nang, 150 podium shophouses at the Spana Tower, Cora Tower and S-Light Tower projects were introduced with advantages related to limited supply, design, customer flows, legal status and local infrastructure.

In Ho Chi Minh City, a series of planning and land auction developments attracted attention. National Highway 13 is preparing for expansion, while additional connectivity options involving Metro Line 3B and the Hang Xanh and Binh Trieu TOD areas are being studied, creating further potential for Van Phuc City. Dai Quang Minh proposed researching and preparing plans for three transit-oriented urban development areas, including a site of more than 246 hectares around Thu Thiem Station. Five land plots in Thu Thiem are expected to be auctioned with a combined starting price of more than VND 12.5 trillion. Meanwhile, the former Binh Chanh District Hospital site, covering more than 1.4 hectares, is also expected to be auctioned this year. In Hue, more than 10,600 square meters of riverside land along the Huong River at 22-24 and 26-30A Le Loi will be auctioned with a starting price of nearly VND 517 billion.

Across other segments and markets, real estate business credit outstanding reached approximately VND 2.5 quadrillion in the second quarter, up nearly 13% from the first three months of the year. Monrei Saigon is offering buyers a 15% initial payment, loans of up to 80% of apartment value, zero-interest support and a half-tael gold housewarming gift for purchases during the Ghost Month. Alora Nha Trang was launched at the Libera Nha Trang coastal urban area, with more than 90% of apartments offering open views or sea-facing views. Meanwhile, rents for rooms near major universities in Ho Chi Minh City increased by 10 to 20% year on year, while rooms priced below VND 3 million became difficult to find. Internationally, China’s real estate crisis remains unresolved, while in the United States, a household needs annual income of USD 109,796 to purchase a mid-market home.
