Real estate news highlights: Southbound capital shifts; Projects and policy developments

In the broader market picture, real estate capital in Southern Vietnam is reportedly moving away from core areas and flowing along infrastructure corridors toward new urban destinations, although not every location has the same level of advantages such as expressways or airports. In parallel, demand remains, but transactions appear cautious: buyers tend to focus on affordability, while market momentum is tied closely to the progress of infrastructure and the attractiveness of emerging locations.

Elsewhere, developments and community activities at township projects are gaining attention. Masterise Homes held a thank-you music night for residents at Masteri Grand Coast, combining music, lighting, technology and installation art. Meanwhile, Van Phuc City organized the concert “To Quoc trong tim” on 23/8, adding a larger-scale cultural event to the entertainment and community ecosystem of the township. From the supply side, TT Genesis, developed by a Japan-invested joint venture, is expected to add more than 1,400 housing units in the Southern part of Ho Chi Minh City.

On project and planning scales, several updates were also reported. Diamond Sky within the 198-hectare Van Phuc City is positioned as a township area benefiting from a comprehensive amenity system, including education, healthcare, sports and landscape spaces, with a long-term investment horizon. In Ho Chi Minh City, authorities approved a land-use purpose change of nearly 9.5 hectares of aquaculture land into the An Hoa eco-residential area in Long Dien Commune. In addition, a riverside township area in Dong Anh was mentioned as potentially adding more towers according to its development plan. In terms of policy, the Government proposed adjustments related to land pricing when amending the Land Law, and also outlined how to handle shared ownership of apartments over the building’s effective lifespan, aiming to improve cost management and reduce risks as projects move forward.

Finally, market sentiment reflects a mix of opportunity and selection. Some reports suggest that price levels nearing transport routes can prompt buyers to consider whether to hold positions or switch to other units. Local auction information also indicates that land supply in certain areas continues to attract interest, even as real estate transactions still need time to fully rebound.
