Real Estate News Roundup: Prime Land Auctions, Apartment Supply and New Policies

Vietnam’s real estate market is seeing notable developments involving land auctions, housing supply and policy discussions. In Ho Chi Minh City, five plots in Thu Thiem have a combined starting price of more than VND 12.5 trillion. All are located in prime positions and benefit from completed surrounding infrastructure. The city has also approved auction plans for three plots on No Trang Long, Nguyen Van Dau and Le Van Sy streets, in Binh Thanh and the former District 3. Meanwhile, Hanoi is planning two residential and mixed-use urban areas in Linh Nam Ward, part of the Red River scenic boulevard axis, with a total of 56,216 apartments and expected completion by the end of 2029 to 2030. More than one hectare of land in the new South Linh Dam urban area has also been allocated to IFT Company to develop housing for police officers.

Regarding supply and corporate activity, the Ministry of Construction said condominium inventory exceeded 12,800 units in the second quarter, nearly four times higher than the same period last year. Novaland is targeting the handover of 2,265 homes in the second half of the year, mainly at Victoria Village and Aqua City, 6.6 times the figure recorded in the first half. Sun Group has completed the structures and topped out 15 Park Residence apartment towers at Sun Urban City, with the first handovers targeted from the first quarter of 2027. At Blanca City, the four-tower Beachtro Tower is expected to add more than 1,700 long-term ownership apartments and launch in September together with the DyHome apartment line. In Da Nang, the city has allowed two urban areas covering nearly 39 hectares and a social housing project in Dien Ban Dong Ward to continue land allocation and leasing under a special mechanism. Also in Da Nang, Symphony 5 is positioned to benefit from the amenities and established lifestyle of the Sun Symphony Residence complex.

On policy, National Assembly deputies have proposed developing a land price database based on actual transactions, while new regulations on land prices, time-limited condominiums, compensation and resettlement are being discussed during the revision of three real estate-related laws. Another proposal calls for legally prohibiting exaggerated or false advertising about real estate projects before they are sold to customers. Internationally, a US household needs annual income of USD 109,796, which is USD 22,000 above its average income, to purchase a mid-priced home, according to Redfin. In architecture and daily living, renovation trends are also drawing attention, including Mid-Century Modern design, interiors with an East Asian character, roof-raising solutions to expand space, and flooring that is slip-resistant, water-resistant and easy to clean for families with young children. Van Phuc City is expected to continue utilizing its riverside urban space along the Saigon River through the “The Nation in Our Hearts” concert, which is expected to gather 50,000 spectators.
