Real estate news roundup today: Planning concerns and buyer sentiment; multiple projects kick off/advance; market and finance perspectives on leasing and stocks

Against a backdrop where homebuyers in Ho Chi Minh City still hold concerns, the market continues to focus on whether housing is affected when it is not aligned with local planning, especially as people worry about the risk of putting money into projects amid possible plan adjustments. Meanwhile, information about new project deployment across multiple localities suggests that development momentum remains present, offering more options for end-users and investors.

Notably, several projects tied to spatial and infrastructure strategy are highlighted. Imperial Hoàn Khởi in Thuận An is mentioned as being about 400 meters from the planned route connecting to Thủ Dầu Một Metro station, while also benefiting from nearby industrial zones and existing utilities. In Đà Nẵng, Sun Group is referenced with a social housing area for 221 units within the An Hòa – Sun Homes residential area. Other updates reflect more diverse directions in development, from apartment renovation toward an open layout of about 75 m2 with integrated green areas and natural light, to design concepts that balance shared and private spaces for households of six members.

On the infrastructure and urban development side, connectivity continues to be discussed through the plan for three bridges near Đại Phước (Đồng Nai), aiming to support movement toward Ho Chi Minh City and contribute to economic development. In administrative and land-management developments, Ho Chi Minh City has also been reported to reclaim a land plot of over 4,000 m2 in An Lạc after a prolonged period of delayed execution. On the project procurement front, Hà Nội has reportedly approved bidding documents for a functional urban area at Đại lộ Thăng Long with capital of around 20,246 billion VND, while Nha Trang notes information about a large-scale development at Hợp Vịnh Lương with nearly 255 hectares and total investment of more than 1.8 billion USD.

In finance and real estate-related angles, leasing dynamics and corporate stocks appear in the news. Commentary is provided around the supply pressure of grade-A office space as occupancy and vacancies could be influenced by increasing supply and leasing policy adjustments. On the securities side, MBS said VietinBank is expected to sell back an office tower at Ciputra to a real estate enterprise.
