Real estate & urban updates: High-tech zone in Hung Yen covers nearly 500 ha; MIK Group breaks ground on Imperia Sensa Park; More project approvals and transactions

In the area of urban development and infrastructure, Deputy Prime Minister Ho Quoc Dung signed a decision to establish the high-tech zone of Hung Yen province with an area of nearly 500 hectares, creating a basis for the locality to promote technology-oriented industrial development. Elsewhere, progress in infrastructure for the Nam Trung Tam (South Central) area of Da Nang continues to be highlighted, with references to Dong No 2 Bridge and related items such as Aeon Mall in the planned roadmap, supporting the completion of service and commercial space and adding momentum to the local real estate market.

On the domestic property market, several housing and township projects drew attention. MIK Group started construction of Imperia Sensa Park covering 5 hectares, expected to provide nearly 1,000 apartments plus low-rise products, located along Vu Chi Cong axis and directly connecting with Lien Phuong road. In Khanh Hoa, the province has reportedly submitted to the People’s Council for approval of the land auction bidding list for the Vinh Luong township project with total investment of over 49,000 billion VND. In Hanoi, more than 6 hectares of land in Phuc Thinh commune were assigned to a consortium led by Viglacera to implement a concentrated housing project.

Notably, policy and ownership-related developments also gained focus. According to HoREA, instead of the wording “apartment ownership with a time limit,” the draft regulation should be framed as “time limit for using apartment buildings according to the construction work’s service life.” Another viewpoint mentioned that linking the apartment’s term to the building’s lifespan aims to increase responsibility and protect homeowners’ property rights, emphasizing it is not meant to restrict ownership rights.

From an investment and demand perspective, data indicates that the number of Chinese buyers purchasing homes in the United States in the 12 months to March fell by 37% year-on-year, adding to market competitiveness. On specific business moves, Vietcombank was reported to repurchase all contributed capital of an enterprise that owns and operates 100% of Vietcombank Tower located in central Ba Ria–Vung Tau; meanwhile, Vinhomes Green Paradise was also mentioned as receiving a temporary ISO 37122 certification linked to smart-city standards.
