Daily real estate briefing: Ho Chi Minh City condominiums cool, major projects accelerate

The real estate market is showing mixed developments in major urban areas. Demand for condominium purchases in Ho Chi Minh City fell 14% in August, while the primary absorption rate was only around 11%, prompting secondary prices at some projects to begin adjusting. On the financial front, VPBank, SHB, Techcombank and MB had combined outstanding loans for real estate businesses of nearly VND 900 trillion, while VIB and TPBank led in growth during the first half of the year. The Ministry of Construction also proposed transferring 5% of the value of a future-formed home, corresponding to the final payment, into a secured account instead of waiting until the pink book is received as under the current practice. In Hanoi, the municipal Department of Construction proposed removing the maximum five-year validity period for buildings issued with time-limited construction permits.

Regarding supply and project development, Serena Riverside in Lai Thieu Ward, Ho Chi Minh City, has been launched with total investment of VND 1.175 trillion, while Saigonres transferred the Phu Dinh Riverside project for VND 245 billion to restructure its investment portfolio. In Quang Ninh, Vingroup’s Ha Long Xanh integrated urban project has paid VND 26.359 trillion in land-use fees. The investor approved for the Gia Binh International Airport 2 urban area, valued at more than VND 72 trillion, is An Phu Infrastructure and Real Estate Development JSC. Gia Binh International Airport is also accelerating construction to serve APEC 2027, with more than 94% of the site cleared. Meanwhile, the new commercial and service urban area of Ham Tien, Mui Ne has been requested to transfer more than VND 215 billion for compensation payments to residents. O Dien Commune in Hanoi successfully auctioned 71 land plots for more than VND 374 billion in total, averaging over VND 5.2 billion per plot. Ho Chi Minh City has also arranged 128 houses, land lots and resettlement apartments for site clearance for the Ben Thanh, Can Gio railway and Ring Road 4 projects, while more than 145 hectares of land in Binh Duong Ward was recovered to enforce a judgment in a land-management violations case.

In the urban development and lifestyle segment, the more-than-36-hectare Cultural Park at Sun Urban City held a series of experiential activities on September 12 and is expected to be completed soon. Nam Long Experience 2026 will open on September 18, presenting living, learning, working, shopping and entertainment activities in Nam Long’s integrated urban areas. Other projects continue to highlight infrastructure and living-space advantages, including Diamond Sky in Van Phuc Urban Area, which borders the Saigon River on three sides, Bcons Aria in the National University Village area of Ho Chi Minh City, which benefits from three metro lines, and Khai Hoan Prime, scheduled for handover in the second quarter of 2027. Housing models emphasizing local identity and connections with nature are also attracting attention, from a three-generation home inspired by traditional Northern Vietnamese three-bay architecture to a 20-square-meter wooden cabin resembling a “red submarine” in the forest.
