In northeastern Ho Chi Minh City, Kinera, a member of Kim Oanh Group, is cooperating with Longfor to plan the nearly 50-hectare One Era urban area.
In industrial real estate, Prodezi Industrial Park in Tay Ninh attracted three additional projects over the past two months, with total investment of approximately 24 million USD. Of this amount, a Singaporean investor committed 20 million USD to build the Leachan Vietnam fiber manufacturing plant. Real estate in southern Da Nang is also seen as having additional room for growth as transport connectivity improves and urban areas gradually develop residential communities and amenity systems. In Phu Tho, An Thinh Group is developing Heritage Life Center, an elderly care center within the Legacy Nexus complex, with a model focused on care connected to multigenerational family life.
Notably, Ho Chi Minh City has introduced further changes related to land and housing management. The municipal People’s Committee authorized commune, ward and special administrative zone authorities to determine selling prices for resettlement housing built with state investment, applicable through the end of 2030. The city also addressed difficulties in subdividing residential land interspersed with agricultural land, allowing owners who separate the residential portion not to be required to ensure a minimum area for the accompanying agricultural land. However, HoREA warned that legal gaps in land subdivision could be exploited for illegal plot subdivision and sales, shifting fraud risks to buyers. On the project market, Phu My Hung is preparing to introduce Triton Crown, comprising 297 apartments at Crescent Lake on September 26.
