Real Estate Briefing: Tighter Land Procedures, Rising Financial Pressure and New Project Developments
Vietnam’s real estate market recorded notable developments in legal procedures, finance and project implementation. The Ministry of Agriculture and Environment asked provincial and municipal authorities to end the repeated return of land dossiers and strictly handle officials who cause difficulties or favor applications submitted through brokers. In the housing segment, Hanoi allowed THT Development Co., Ltd. to sell up to 150 apartments in three towers at Starlake, in the Tay Ho Tay area, to foreign buyers. CapitaLand Development Vietnam began handing over 2,375 Lumi Signature apartments, the first completed subdivision of the Lumi Hanoi project in western Hanoi. In Hai Phong, hundreds of social housing units in Kien An Ward are expected to be offered from VND 545 million per unit. Nam Long will hold Nam Long Experience 2026 in Ho Chi Minh City from September 18 to 20, introducing projects ranging from social housing and affordable apartments to high-end and luxury developments. Meanwhile, HDBank announced the seizure of 26 land plots and various property rights belonging to Hoang Quan Real Estate because the company still owed nearly VND 900 billion. The industry’s debt-to-equity ratio also rose to 0.72 times at the end of June, the highest level in 15 quarters.
In the resort real estate and design segments, investors are becoming more cautious and are focusing on operating capacity and cash flow rather than price growth expectations. M Riverside Danang, located along the Han River, is presented as having potential for both accommodation and rental operations.
