Vietnam’s real estate market is seeing notable developments in policy, land administration and housing supply. A fine of up to VND 60 million is prompting real estate brokers to complete their professional practice certificates, although some people have finished their courses for months without having an examination schedule. In the draft amended Housing Law, the Ministry of Construction has proposed removing the provision allowing foreign organizations and individuals to purchase villas and adjoining houses, while retaining ownership rights for apartments. In Ho Chi Minh City, nearly 9,400 hectares of land remained unused, including more than 4,700 hectares of land recovered by the State but not yet allocated or leased as of the end of 2025. Diamond Sky is drawing attention with a limited supply of 296 apartments in the 198-hectare Van Phuc City urban area, as well as its location near National Highway 13 and the planned Metro Line 3B. Imperia Sensa Park is providing more than 900 apartments aimed at young residents, while serviced commercial apartments along the Han River in Da Nang are considered to have rental potential due to demand from tourists and experts.
