The real estate market is seeing a series of notable developments in major cities and areas with expanding infrastructure. In Hanoi, the first Takashimaya shopping center is expected to be located in Tay Ho Tay and may begin operations in the third quarter of 2027. Meanwhile, the Hanoi Department of Construction has proposed removing the regulation that limits the existence of buildings with time-limited construction permits to a maximum of five years. In the suburban area, 71 land plots in O Dien Commune were successfully sold for more than VND 374 billion in total, equivalent to an average of over VND 5.2 billion per plot. The Gia Binh 2 International Airport Urban Area, with total investment of more than VND 72 trillion, has also been approved with An Phu Infrastructure and Real Estate Development Joint Stock Company as its investor. At Sun Urban City, the cultural park spanning more than 36 hectares hosted a series of experiential activities on September 12 and is nearing completion. Nam Long is scheduled to open the Nam Long Experience 2026 exhibition on September 18, showcasing living, learning, working, shopping and entertainment activities in its integrated urban areas.
In the housing segment, Imperia Sensa Park is being introduced with more than 900 apartments aimed at young residents and developed under the Discovery Residences concept, emphasizing flexible living spaces and diverse experiences. Other projects are also attracting attention because of their design and location, including Tinh Bach Nhien’s minimalist duplex, which uses a cool color palette, raw materials and an open layout, and Diamond Sky in Van Phuc Urban Area, which benefits from a location bordered by the Saigon River on three sides, as well as water features, green spaces and coordinated infrastructure. In Vinh Long, T&T Homes reported that more than 90% of the inventory announced at the launch event for T&T Homes Elite Rivera had been reserved and successfully transacted. Meanwhile, commercial service apartments along the Han River in Da Nang continue to be considered attractive for investment and rental operations thanks to demand from tourists and experts.
In infrastructure and policy, the No. 9, 10, 11 and 12 port cluster at Lach Huyen in Hai Phong, covering more than 146 hectares, is expected to break ground this year and be fully completed by 2035. In Mui Ne, local authorities have asked the investor of the new Ham Tien-Mui Ne commercial and service urban area to transfer more than VND 215 billion for compensation payments to residents. Saigonres has transferred the Phu Dinh Riverside project in Ho Chi Minh City for VND 245 billion as part of its investment portfolio restructuring. Market data also indicates that demand for apartments in Ho Chi Minh City fell 14% in August, while primary absorption was only around 11%, causing secondary prices at some projects to begin adjusting. JLL ranked Vietnam 50th among 89 countries for real estate market transparency, behind Singapore, Thailand and the Philippines. Outstanding real estate business loans at VPBank, SHB, Techcombank and MB totaled nearly VND 900 trillion, while VIB and TPBank led in growth during the first half of the year. Legal issues remain in focus as the latest draft amendment to the Housing Law does not mention affordable commercial housing, while land databases are considered unable to fully replace notarization in confirming the parties’ intentions.
