Daily Real Estate Briefing: Capital Flows, New Projects and Market Recovery Challenges

The real estate market is seeing notable developments in capital flows, supply and investment activity. In the first nine months of the year, property companies issued VND 149.455 trillion worth of bonds, a sharp increase from the same period in 2025 amid tighter credit conditions. In Hung Yen, a company established only three months ago was approved as the investor of the Me So New Urban Area, adjacent to Ring Road 4, with an expected investment of VND 15.6 trillion. Meanwhile, Hai Phong has allowed six property companies to pilot 10 commercial housing projects under a new mechanism, with total expected investment exceeding VND 11.346 trillion.

In the land and resort real estate segment, Gia Lai plans to auction a site of more than 19 hectares in Nhon Hoi Economic Zone for the development of the Golf Academy Resort Villa Area in the fourth quarter of 2026, with a value of nearly VND 1.5 trillion. Hue will also hold a second auction for more than 10,600 square meters of riverside land along the Huong River after no investor submitted an application in the first round. In Tuyen Quang, the Ma Pi Leng tourism cable car system has been added to the list of projects seeking off-budget investment through 2030. Ho Chi Minh City has announced 10 additional commercial housing projects eligible for sale to foreigners, bringing the total to 158. However, prices of townhouses and detached houses in several parts of the city have fallen by billions of dong as sellers face financial pressure while buyers remain cautious.

Urban and resort projects continue to focus on amenities, cultural identity and business potential. Palm City has begun construction of a riverside park and jogging track, while Norton Park introduced a 7.9-hectare project with 1,286 products in northern Ho Chi Minh City at an event attended by more than 2,000 sales consultants. Q' Terra incorporates Quy Nhon’s cultural inspiration into contemporary architecture through Terracotta tones and Cham H’Roi brocade, while The Infinity leverages its frontage on Provincial Road 975 near LRT Station No. 4 in southern Phu Quoc. Meypearl Harmony is expected to hand over apartments in the fourth quarter of 2027, coinciding with Phu Quoc’s hosting of APEC, while TT Genesis includes various high-end appliances in its handover standards. From a policy perspective, Ho Chi Minh City is collecting feedback on criteria for converting industrial parks and clusters into an eco-industrial model. Experts have also called for clear criteria to identify abandoned land before imposing a 0.2% tax. The market in 2027 is expected to remain under pressure from interest rates, housing prices exceeding incomes and apartment lifetime regulations, forcing businesses to restructure their assets.

Residential Land Prices in Hanoi Rise Over 30%

 Over the past year, residential land prices in several suburban districts such as Long Bien and Gia Lam have increased by more than 30% year-on-year, according to a report from OneHousing. OneHousing, a market research unit backed by Techcombank and Masterise, noted that both land prices and transaction volumes in Hanoi saw significant growth last year. In 2024, the total number of transactions reached approximately 42,000. Liquidity in this segment peaked in the second quarter before gradually declining toward the end of the year. In the fourth quarter alone, the western area (Cau Giay, Bac Tu Liem, Nam Tu Liem, Ha Dong) led with 3,500 transactions, while the eastern area (Long Bien, Gia Lam) recorded about 2,900 deals.
