The real estate market in the third quarter continued to show clear differentiation. According to DXS-FERI, property prices in many areas fell by 5-20% as some new projects adjusted prices below local market levels. Demand also weakened, with the absorption of primary housing nationwide down 36% year on year, while demand for land plots and apartments in Ho Chi Minh City and neighboring areas fell 66% compared with the previous quarter, according to Dat Xanh Services. Lam Dong, however, moved against the broader trend, recording 7,103 land plot transactions in the third quarter, up 13% from the same period last year. Hanoi expects to collect VND146 trillion in land-related budget revenue this year, an increase of more than 35% from 2025 and the highest level ever recorded.
In the social housing segment, Ho Chi Minh City has added a project covering nearly 192 hectares in Ba Diem Commune. The project will be developed by Delta Joint Stock Company, an enterprise within the Vinhomes ecosystem, with preliminary total investment of more than VND64 trillion. The social housing project in Long Truong Ward is expected to accept purchase and rental applications from November 12 to December 14, with a selling price of nearly VND24.5 million per square meter. Meanwhile, the Thanh Tan project in Di An Ward is expected to offer units from VND24 million per square meter, while the rental price is nearly VND158,000 per square meter per month. The Ho Chi Minh City Department of Construction has also proposed expanding the category of detached houses exempt from construction permits, covering homes below seven floors with a total floor area under 500 square meters in areas with approved detailed plans or architectural management regulations.
In urban development and infrastructure, FPT has started construction of a digital technology office building in western Hanoi with an investment of VND1.3 trillion, designed for 6,000 technology employees. In Quang Tri, Sun Group is expected to begin construction later this month on the more than 167-hectare U Bo Mountain and Thac Chuoi Lake eco-tourism, entertainment and recreation complex, with investment of VND16 trillion. Gia Binh Airport is accelerating infrastructure construction and the application of technology and AI in preparation for APEC 2027. A resettlement area serving the airport project has also received approval for detailed planning on more than 120 hectares, with a population of over 14,700. At the same time, lifestyle-oriented developments combining resort amenities, wellness and commercial services continue to attract attention through projects such as The Wellness Van Phuc, Beachtro Tower and Capital Square in Da Nang. Vietnam currently has more than 16,000 branded residences, ranking third globally, according to Global Branded Residences.
