Daily Real Estate Briefing: Social Housing, New Supply and Rising Land Costs

The real estate market is facing the need to balance legal controls, supply expansion and housing affordability. Many experts warn that a proposed ban on transferring future homes before completion could affect buyers’ rights and lead to frozen market liquidity. Meanwhile, VARS said that applying a land price table with a K coefficient could increase land-use fees at some projects by two to 2.6 times, putting pressure on investment costs and property supply. In contrast, experts have proposed optimizing design and apartment sizes, while developing transit-oriented urban areas under the TOD model to bring home prices within buyers’ reach.

In major cities, new policies and projects are expected to add supply. Ho Chi Minh City has proposed shortening approval procedures for social housing projects by removing the requirement for detailed subdivision planning, thereby reducing waiting times and increasing land availability for this segment. Hanoi is preparing to receive applications for more than 300 social housing units near Hoa Lac Hi-Tech Park, with prices starting at VND880 million per unit. In Dong Anh, the Bac Thang Long Urban City project has received investment approval, with nearly 50 hectares allocated for resettlement housing. One Era has also introduced 357 townhouses and shophouses within an urban area of nearly 50 hectares in northeastern Ho Chi Minh City. In addition, Ho Chi Minh City is planning a logistics hub network at 10 major locations, while Ba Dat 2 Bridge at Palm City has broken ground with an estimated investment of VND124 billion to improve regional connectivity.

In the resort and integrated urban segments, Hanoi may receive more than 7,000 hotel rooms from 2027 through 48 new projects. Q’Terra is highlighting a multi-level amenity system inspired by nature-oriented luxury and local identity. Vinhomes Green Paradise in Can Gio has entered a global vote for future urban wonders, while Aqua City attracted nearly 1,000 visitors to experience its construction progress, landscape and amenities. Other developments reflect the growth of integrated urban ecosystems, including the knowledge economy model at Vinhomes Global Gate Ha Long, the cooperation between Nam Long and its Japanese partner at Mizuki Park and Waterpoint, and the personalized experience promoted by Solina Signature by Wyndham. Keppel received two honors for high-end real estate development and green buildings at the Vietnam Property Value Chain Awards 2026. In architecture, projects are also emphasizing green space, natural light and adaptive reuse, including a three-sided house designed with planted courtyards and a retirement home centered around a 30-meter-tall tree outside Beijing.
