Daily real estate briefing: Thu Thiem, apartment supply and new projects

The real estate market recorded several notable developments in major urban areas. In Ho Chi Minh City, the city is considering incentive policies to attract an outlet center project, including land-rent exemptions, tax reductions, interest-rate support and a 50% reduction in administrative processing time. The city also allocated nearly 4.3 hectares of land in the Thu Thiem New Urban Area to Dai Quang Minh Company as payment for the BT contract to build Ba Son Bridge. Meanwhile, a project of nearly 3,800 apartments in Thu Thiem is expected to require total investment of more than VND 39.8 trillion, including the starting price of the land and existing assets as well as construction investment costs. Phat Dat has started construction on the first five towers of the Qtopia project in the Phuoc Hai coastal area of Ho Chi Minh City, while Phu Long inaugurated and handed over the Essensia Sky and Parkway Saigon WorldHotels Residences complex, covering about 3 hectares with nearly 500 products, on November 6.

Housing supply and affordability remain key concerns. Hanoi’s polycentric urban planning is shifting new apartment supply toward expanded areas, while projects in the urban core are becoming increasingly scarce and the market is becoming more segmented. HoREA has proposed adding a mechanism allowing investors to negotiate directly for land-use rights to the draft Land Law in order to remove obstacles for thousands of commercial housing projects. In the social housing segment, more than one hundred Sun Home apartments in Da Nang are expected to be offered for sale at nearly VND 6.4 million per square meter, targeting residents who must relocate from three old apartment buildings. For homebuyers, experts note that purchasing an apartment nearing handover may create room for price negotiations, but buyers must account for remaining payment obligations after the principal repayment grace period ends. Many young people remain hesitant to take out home loans because apartment prices exceed their savings capacity and interest rates may fluctuate over long loan periods.

In other developments, One Era introduced 357 multifunctional low-rise products in the Central District subdivision, designed for both living and business and located near educational, healthcare and commercial amenities. Eco Retreat introduced 304 low-rise products at Rung Hong, positioned along the boulevard, around the podium of the building and near the square to support business operations. After more than two years of development, Sun Urban City is gradually taking shape with apartment buildings, shophouses, parks and entertainment amenities. In the project transfer market, many developers are seeking to resell projects to recover capital and reduce financial pressure, while buyers are prioritizing assets that can be developed soon and generate cash flow. A plot of more than 3,300 square meters in the Him Lam Thach Ban residential area in Long Bien is expected to be auctioned on December 5, with a starting level of VND 55 million per square meter. In Ha Tinh, one person won nine suburban land lots for nearly VND 21 billion after the starting price was sharply reduced following two unsuccessful auctions.
