Real Estate News Highlights: Rising Supply, Expanding Foreign Capital and Accelerating Urban Planning
The real estate market is seeing a series of notable developments in major urban areas. In Ho Chi Minh City, foreign organizations and individuals have purchased 3,297 apartments in commercial projects from after the merger through the end of October, including 316 units that have been issued ownership certificates. In contrast, nearly 3,800 vacant apartments in the Thu Thiem new urban area have been given a starting auction price of approximately VND 18.253 trillion. The shophouse market is also under pressure, as many properties in Ho Chi Minh City are seeking new tenants because brands are facing difficulties in their business operations. Meanwhile, some investors continue to hold their properties despite annual borrowing costs of up to 12.4 percent, expecting the market to recover next year.
Supply and urban planning remain key topics in several localities. Hanoi is forecast to see around 35,000 apartments launched in 2027, concentrated mainly in suburban areas. The city is also converting more than 6 hectares of land near Giap Bat Bus Station in Hoang Mai District into a commercial center and parking facility. In Dong Nai, a 2,250-hectare urban area in An Phuoc and Tam Phuoc is planned as a multifunctional space combining housing, commercial and educational facilities, linked to Long Thanh Airport. In Ha Long, a social housing development is preparing to receive applications at a price of nearly VND 23.3 million per square meter, with prices starting from VND 828 million. Tay Ninh is accelerating plans for expressways, national highway expansion, industrial development and services, while Hung Yen is emerging as a destination for ready-built factories due to high-tech FDI, its location and logistics connectivity.
In the luxury and resort segments, developers are focusing on differentiation through design, amenities and operating standards. Masterise Group is pursuing the ability to establish standards across its development and operating ecosystem, while Lusso Saigon is introduced with an all-in-one amenities model and personalized services operated according to WorldHotels standards. Lusso Saigon WorldHotels Residences was also honored at the Vietnam Property Value Chain Awards 2026 as an exemplary project with potential for cash-flow generation. In addition, the first Casa Villa units at Blanca City have been handed over, with the development targeting more than 400 low-rise homes; Triton Crown is offering tailor-made interiors inspired by the lotus. Phat Dat is expanding its project portfolio, business network and international partnerships, while other residential projects are attracting attention with garden spaces, swimming pools and interlocking designs. Investment activity is also showing a growing trend of foreign investors contributing capital and partnering with Vietnamese businesses to access land funds instead of simply acquiring projects.
