Real Estate News Roundup: Social Housing, Logistics and Tourism Supply Gain Momentum

The real estate market is recording notable developments across residential, commercial, logistics and resort segments. In Hanoi, hotel supply is expected to expand strongly from 2027, with 48 new projects potentially adding more than 7,000 rooms, according to Savills. The city is also preparing to receive applications for more than 300 social housing units near Hoa Lac Hi-Tech Park from December 2, with prices starting at VND 880 million per unit. From an urban development perspective, experts believe that optimizing design, apartment sizes and transit-oriented development could help bring housing prices within more affordable levels. Meanwhile, VARS warned that applying the land price table with the K coefficient could increase land-use fees by two to 2.6 times at some projects, putting pressure on investment costs and real estate supply.

In Ho Chi Minh City, plans are taking shape for a logistics hub network at 10 major gateways, including Cat Lai, Long Binh, Linh Trung, Hiep Phuoc, Cu Chi, Hoc Mon and Tan Son Nhat Airport. The city has also approved the conversion of more than 15.6 hectares of agricultural land for a housing project in Binh Trung and Cat Lai wards, while planning to relocate, demolish and renovate 64 old apartment buildings containing 8,577 units between 2026 and 2030. Construction of Ba Dat 2 Bridge at Palm City has begun with total investment of about VND 124 billion, helping improve connections between residential areas in Binh Trung Ward and the regional transport network. In the industrial sector, land rents have increased by more than 1,000% in some locations, while rising requirements for green infrastructure are adding financial pressure for industrial park developers.

Alongside planning and policy developments, several projects continue to attract attention. Vinhomes Green Paradise in Can Gio has entered the global voting round of New7Wonders for future urban developments, while nearly 1,000 customers visited Aqua City to experience its construction progress, landscaping, amenities and established living spaces. Quang Tri is set to gain the U Bo Mountain and Thac Chuoi Lake eco-tourism complex, covering more than 167 hectares with investment exceeding VND 16.23 trillion. Qtopia is targeting weekend resort and entertainment demand from residents of Ho Chi Minh City and southern provinces, while Nam Long and its Japanese partner continue developing urban areas such as Mizuki Park and Waterpoint. Keppel received two honors at the Vietnam Property Value Chain Awards 2026, while C-Holdings introduced Solina Signature by Wyndham with a personalized experience. Internationally, a nearly 800-square-meter villa in Beverly Hills has been listed at USD 23.5 million.
