Vietnam’s real estate market is recording mixed developments. In the social housing segment, the Hoang Nam Uyen Hung 2 project in Tan Uyen Ward, Ho Chi Minh City, is expected to accept applications in the fourth quarter, offering more than 800 units at a provisional price from VND 19.8 million per square meter. In Quang Ninh, Vingroup has been approved to sell more than 3,200 low-rise homes at the Ha Long Xanh integrated township. Ho Chi Minh City is also preparing to auction 92 hectares of land in Ben Cat, with a provisional starting price of more than VND 2,756 billion.
From the business and investment perspective, declining liquidity, rising interest rates and tighter credit controls are forcing many property companies to scale down operations, cut costs and seek partners to maintain cash flow. Meanwhile, Phu My Hung posted more than VND 1,355 billion in after-tax profit in the first six months of the year, nearly 40% higher than the same period last year. In Bac Ninh, a mixed-use township and international market project with total investment of nearly VND 33,000 billion has been assigned to the consortium of Tuan Mai, Sun Grand and Ravahomes. Foreign direct investment in real estate continues to grow but is becoming more selective, focusing on projects with practical operating efficiency. In contrast, some businesses still have to wait years to complete land price determination, significantly shortening the actual operating period of their projects.
Notably, secondary apartment prices in several localities have begun to adjust, while land prices fell by about 2 to 3% from the previous quarter, according to the Ministry of Construction. HoREA said that more than 146,000 condotels and other new accommodation types need to be governed by a unified legal framework.
