The real estate market is showing mixed signals. In Hanoi, weak liquidity has prompted many developers to increase discounts and incentives, bringing down the price level of new apartments for the first time after two years of continuous increases. Nationwide real estate inventory reached nearly 53,000 products in the third quarter, almost twice the figure recorded in the same period last year, as purchasing power declined while projects found it difficult to reduce selling prices. The primary villa and townhouse segment in Hanoi also faced absorption pressure as supply rose sharply but only around 30% of units found buyers, according to CBRE. At the same time, many homebuyers with loans have had to sell their properties, move to smaller homes or relocate farther from central areas after interest-rate support periods ended and floating rates increased.
In the housing and urban development segment, Hanoi has asked the developer of the NO1 Ha Dinh social housing project to shorten the implementation schedule by three to six months so that homes can be handed over sooner to residents eligible for resettlement. In Ho Chi Minh City, more than 400 people took part in a lottery to determine the purchase order for the first batch of units at the luxury Triton Crown apartment project in Phu My Hung, while Khai Hoan Prime announced prices starting at VND 66 million per square meter, together with loan support and an extended payment schedule. The city has also allowed more than 3.3 hectares of production land in An Phu Ward to be converted for the Phu Gia Khiem apartment project. In Da Nang, authorities approved the investment policy for the Song Han apartment and hotel complex, with capital of nearly VND 1.2 trillion.
In another notable development, projects continue to emphasize green spaces, amenities and integrated urban models. Izumi City is applying Japanese urban development experience with the participation of Hankyu Hanshin Properties and Tokyu Corporation alongside Nam Long, while Sola at The Global City is developing a landscape surrounded by water on three sides, five parks and an urban amenity system aimed at a balanced lifestyle. The night-time economy is viewed as a driver for entertainment and accommodation complexes in the new urban area in southern Nha Trang. The Upper East Saigon, Gladia Heights, Le Phong Group and The Emerald Boulevard were honored at the 2026 PropertyGuru Vietnam Property Awards. Meanwhile, Ciputra marked 30 years of developing a multinational community, while residential projects such as Octopus House, a Mediterranean-style lakeside villa and a three-story villa overlooking milkwood trees highlight the diversity of housing design and lifestyle demand.
