Daily Real Estate Briefing: Thu Thiem Land Auctions, Social Housing Expansion and Office Market Shifts
The real estate market recorded several notable developments in major urban areas. In Ho Chi Minh City, four land lots in Thu Thiem have been brought back into the auction plan with a combined starting price of nearly VND 16.7 trillion, 2.4 to 3.6 times higher than the levels set in 2021. The city also approved an auction plan for three land lots covering more than 2.1 hectares in Thu Thiem for the development of an integrated school, while lots 3-12, 3-8 and 3-9 were assigned a combined starting price of nearly VND 14.575 trillion. In another development, nearly 19.2 hectares of land at the Ho Chi Minh City Hi-Tech Park was recovered after the Millennium Park project ceased operations. The city also handed over nearly 4,820 square meters of land to Thao Dien Real Estate Company for the Nam Ly social housing project in Phuoc Long Ward, with a 50-year land use term, and announced four additional SonKim Land projects eligible for sale to foreign buyers.
Social housing remains a major focus in several localities. Hanoi proposed using more than 22,000 units across 64 social housing projects to serve resettlement needs, prioritizing projects near land clearance areas. In Bac Ninh, more than 1,000 social housing units are preparing to receive applications, with prices ranging from VND 10.4 million to VND 22 million per square meter, equivalent to a lowest reported price of about VND 530 million per unit. In Hai Phong, the estimated average selling price is nearly VND 19.9 million per square meter for 672 units in a project within the new residential area of Cam Dien and Luong Dien Commune. Meanwhile, weak liquidity has prompted many developers in Hanoi to increase discounts and incentives, bringing down the overall price level of new apartments for the first time after two years of continuous increases.
In the industrial real estate segment, industrial land in southern Vietnam recorded a 56% increase in absorbed area during the first nine months of the year, supported by high-tech FDI inflows. The Ho Chi Minh City office market has also seen a wave of space returns from technology companies after six years, as AI changes their hiring plans. Meanwhile, the PropertyGuru Vietnam Property Awards 2026 recognized a number of companies and projects, including Celesta Gold developed by the Keppel, Phu Long and Nomura Real Estate Vietnam joint venture, UOA Group and CapitaLand Development Vietnam. Trends in well-being, sustainable development and social impact continued to feature among the honored projects. In architecture and living spaces, several designs focus on maximizing small areas, strengthening family connections, enhancing amenities for children and using greenery to reduce heat, including a 28-square-meter apartment with multifunctional furniture, Beachtro Tower, the Soho commercial street at The Global City and the Octopus House.
