Real Estate Briefing: Ho Chi Minh City Recovers Land, Thu Thiem Plots Face Auction and Housing Markets Shift
Ho Chi Minh City’s real estate market is seeing a number of notable developments in land management, land use and social infrastructure. The city will recover nearly 19.2 hectares of land at the Saigon Hi-Tech Park after the Millennium Park project of Saigon Garment Manufacturing Corporation ended its operations. In another move, nearly 4,820 square meters of land in Phuoc Long Ward was allocated to Thao Dien Real Estate Company to develop the Nam Ly social housing project, with a land-use term of 50 years. The city also announced four additional projects by SonKim Land that are eligible for sale to foreign buyers.
In the Thu Thiem New Urban Area, the Ho Chi Minh City People’s Committee approved a plan to auction the land-use rights of three plots with a combined area of more than 2.1 hectares for the construction of schools offering multiple levels of education. The starting price for plots 3-12, 3-8 and 3-9 is nearly VND14.575 trillion, with plot 3-12 priced at more than VND1 billion per square meter. Meanwhile, Hanoi’s apartment market is seeing a wave of higher discounts and incentives as weak liquidity pushes newly launched apartment prices down for the first time after two years of increases. In Hai Phong, 672 social housing units in a project at the new residential area of Cam Dien - Luong Dien Commune have a provisional average selling price of nearly VND19.9 million per square meter.
In the commercial and urban development segments, Ho Chi Minh City’s office market has recorded a number of space-return transactions by technology companies after AI changed their recruitment plans. CapitaLand Development Vietnam received seven honors at the 2026 PropertyGuru Vietnam Property Awards, including two awards for sustainable development and social impact, as well as five awards for its projects. Khai Hoan Imperial won the award for the residential project with the best connectivity, while The Upper East Saigon was recognized for its multigenerational apartment model. Trends involving integrated urban development, community-oriented commercial spaces, wellness-focused amenities and the night-time economy are also reflected in Izumi City, Soho and Sola at The Global City, along with resort, accommodation and entertainment projects in southern Nha Trang. Lusso Saigon WorldHotels Residences was recognized as the largest WorldHotels-branded residences complex in Asia-Pacific, while Khai Hoan Prime introduced prices starting from VND66 million per square meter, together with loan support and an extended payment schedule.
